Resident Qualification Criteria
Equal Housing: ATC Apartment Management is an equal housing opportunity provider, upholding city, state and federal fair housing laws. There are no barriers to obtaining housing on the basis of race, color, religion, sex, age, mental or physical disability, familial status, sexual orientation or national origin.
Availability: Applications for all apartment homes will be accepted on a first come, first serve basis and are subject to the availability of apartment type requested.
Rental Applications: Applications are available online and require a non-refundable $75.00 application fee per leaseholder as well as a $200.00 deposit and a $125.00 administration fee. Based upon the scoring results of the application, the deposit may be increased to a higher deposit amount. Any omissions or falsifications may result in rejection of an application or termination of a lease, in which case the deposit will be automatically forfeited. In the event that the application is denied, the deposit and administration fee will not be collected. Payments should be made online with a personal check or credit/debit card. Money orders are accepted in the office but could delay the reservation process. NO CASH ACCEPTED at any time or for any reason. Applications that are approved but cancelled after 72 hours will forfeit the deposit and admin fee.
Age: Applicants must be 18 years of age or older to apply for an apartment.
Employment:
- Applicants must submit a copy of their most recent pay stub before final approval on an application can be made. Pay stub must be dated within 30 days of the application date.
- Minimum income requirement is 3 times the amount of the market rent of the unit applied for.
- All forms of income must be verifiable; including tips, overtime, child support, social security, etc.
Rental History:
- Payment history must be satisfactory. Three late payments or 2 NSF payments within a 12-month history would be denied.
- Applicants with outstanding rental debt or rental debt collections will be declined.
Credit History: All applicants are scored through Yardi Resident Screening (YRS). The following criteria are negatively scored and can result in application denial or a conditional approval, which requires an increase in the security deposit up to market rent of the unit applied for.
- Collections, Charge-offs, Judgments or open bankruptcy within the previous 2 years
- Late payments on credit report within the previous 2 years
- Limited or no credit experience
- 3 or more Utility related collections or judgments
- Miscellaneous civil court records within 7 years
Criminal Background:
- Acceptance or denials based on criminal convictions or charges are processed through Yardi Resident Screening.
Non-Lease Signing Occupants:
- ALL additional occupants over the age of 18 must consent to management for a criminal background check for a fee of $25.00.
Co-Signers (Guarantors):
- Guarantors will not be accepted for applicants with a poor credit history.
- Guarantors will be accepted ONLY in the following circumstances:
- A full-time student
- Guarantors must be an immediate family member with an approved credit history and 5 times the amount of rent.
- Guarantors will be required to sign all lease documentation and will be charged a $50.00 application fee.
- There is a maximum of one guarantor per lease agreement.
